descriptionThis beautiful 3 Beds-/ 2 Baths- apartment that shows 4 meters high ceilings has been entirely renovated in 2018. All the bedrooms and the kitchen-living room have wide windows. One of the 3 bedrooms faces the quiet courtyard and overlooks the beautiful patio and galleries.
Two full bathrooms and one big utility & storage room on 2 levels also have windows. The high-quality German kitchen is fully equipped, with everything you need for a successful holiday or a longer stay. The 3rd floor apartment is equipped with and high-quality wall-mounted Daikin Air Condition units. The fully furnished and equipped apartment (quilts, bedlinen, tableware, pots and pans) can be rented for a period of 3 months or more. |
About usWe are Katrin and Christophe, a German-French couple. We have our roots in Dresden, Germany and the Alsace-Region in France.
We gave up our good live in Germany and chose the adventure and a happy life in Hungary. We are living since August 2018 with our teenaged daughter Elsa and our young dog Toffie in Budapest. We love this city and would like you to feel comfortable and at home while visiting. Our wish and aim is to enable you a carefree and relaxed vacation in beautiful Hungary. |
locationSpacious and bright apartment of 126 m² on a quieter section of the Király utca, literally: the King’s road. Parking is available on the street for registered tenants; alternatively, a garage can be rented at the nearby Corinthia Hotel at an affordable rate.
Walks among the greenery are very easy since the City Park Varosliget or Margrit Island are only 3-4 tramway station away. Buying fresh food in the newly renovated market hall “Hunyadi Téri Piac” (200m) is a daily pleasure. And if you had too much Hungarian cuisine, one fitness club just meters from the building entrance offers redemption. |

Rental costs and deposit: As an indication, here is what renting this beautiful downtown apartment would cost you: 
Our individual offer will also take into consideration how well your booking inquiry fits into our yearly calendar and could thus possibly deviate from the above figures.
All rents are payable in advance before the 1st day of the month or of the rolling monthly period. Utilities and service charges: The cost of energy and water will be passed on based on utility bills or billed on the basis of a Kwh-/ m³ unit-price that reflects the real costs of utilities at the time of renting. Meters will be read at the begin and at the end of the renting period. The cost of internet will be passed on (around 20€ per month) and a lump sum of 50€ per month will be added as the tenant’s share to the common costs (house electricity, garbage service, cleaning common areas). On a yearly basis, experience has shown that a monthly prepayment of 150 € is sufficient to cover all the costs, but due to the high inflated energy costs after 01.08.2022, we will have to increase the monthly prepayment (around 220€/ month). We may ask for a higher prepayment in case the rental period lays right in the heating- or air cooling-period because of higher-than-average gas- and electricity costs in those months. |
reservation and cancellation policyWe ask for a 10% prepayment of the full rental price at reservation, payable together with the signing of our rental agreement form. This reservation fee is reimbursable in case of a cancellation 60 days before the begin of the rental period.
We ask for full payment of the deposit at the latest 30 days before the begin of the rental period. In case of cancellation within the 30-day period prior to the handover of the keys or in case of breach of contract thereafter, the deposit will not be refunded to compensate for lost profit. Covid: Our rental agreement contains a clause that provides partial protection against possible consequences of new government decisions related to Covid that affect your stay in Budapest. An amazing home, new, modern, spacious, well equipped with everything. Best hosts! We loved this new, modern home. Everything in it was amazing. Location was perfect, close to a park, swimming pool, tennis courts, ice cream and restaurants. Inside the home, we had everything we needed. Well equipped kitchen, great coffee maker, amazing bathroom/shower/bath facilities and great beds, living room and wonderful terraces. We had plenty of space and enjoyed our stay! Hochwertig ausgestattete Wohnung im schönen Randbezirk von Budapest Die Wohnung ist sehr gemütlich, liegt in einer ruhigen und gepflegten Umgebung und ist sehr gut ausgestattet. Die Gastgeber sind zuvorkommend und beantworteten alle Fragen sofort, auch bezüglich Wanderungen in der näheren Umgebung. Viele tolle Reiseführer und Bücher zum Schmökern vorhanden... I would highly recommend Green Buda Valley The House is really nice and you will find everything you need there, very clean and bright. Very comfortable sitting area, eguipped kitchen and private parking. Our experience with Christophe has been great too. He was just an amazing host with all details about our stay, suggestions, info about the city and more and more and more:) I would highly recommend Green Buda Valley and Christophe & Katrin. Super Appartement, moderne, trés spacieux avec 3 belles chambres, 2trés belles salle de bain, un grand séjour moderne avec cuisine américaine. Trés classe, trés propre, vraiment rien à redire, c’était parfait. Quand on rentre on ne peut que dire: « Ouaaww , super ». Tout le charme de la déco et confort sont là. Clim et volets éléctrique.Tout est super bien pensé et arrangé pour se sentir bien dés la 1ere minute. Place pour garer sa voiture dans la propriété derrière portail électrique. Les propriétaires Christophe et Katrin sont super sympatiues, trés accueillant et répondent vite aux communications/Chat AirBnB. Maison située dans un endroit trés vert Budapest 2eme Arrt, prés du Lycée Français, non loin de Solymár. Vraiment trés bien piur les balades en vélo dans la verdure. je ne peux que recommander cet appartement AirBnB super charmant, spacieux, propre t moderne. Nous avons logé à 6 personnes. Merci Katrin & Christophe pour votre accueil et gentillesse. C’est sur que nous nous reverrons. :))
